We’re constantly after a bargain here in Manchester, especially when it comes to property – seeing as prices are pretty ridiculous at the moment. There’s a gem up for sale on property finding website Zoopla, hidden away in the Manchester suburbs, Carrington, Trafford, to be exact, and the house and land, lovingly named ‘Rose Cottage‘, comes in at the bargain price of £50K.
Whilst nowhere near as cheap as your grandma got her house for 60 years ago (because, really, anything remotely financial from that time is now completely obsolete), the national average price in England for housing is currently reported at £306,000 (accurate in 2023), according to the Office for National Statistics, which is clearly way above what this house in Greater Manchester is going for.
So, what does it offer? Well, first, we should say that Rose Cottage is actually up for auction, so the £50,000 is up for negotiation. Rose Cottage has three beds, one bath, and two reception rooms, so the highest bidder will be getting a fair amount of bang for their buck.
As current information states, the Energy Performance Certificate (EPC) rating is ‘G’, which really isn’t great, as properties should be hitting at least ‘E’ (guidance for rental properties) – this means the house is severely haemorrhaging energy and will need to be insulated much better, meaning work for the buyer.
Rose Cottage briefly comprises: Ground Floor – Two Reception Rooms, Kitchen, WC, Storage; First Floor – Three Bedrooms, Bathroom, WC; and is situated on a site extending to approximately 1.12 Hectares (0.30 Acres). The one slight downside to Rose Cottage for some house-buyers is the herd of pylons next door, thanks to the National Grid substation. The area is quite the hub for electricity controlled by the National Grid, which means a huge area overlooked by Rose Cottage and its garden is occupied by power lines. Of course, this will put some off, but for £50K many will see the potential of this Greater Manchester up for sale, with tree planting or subtle landscaping, and perhaps the use of some fencing, to obscure the slightly unfortunate view.
Rose Cottage is situated on the north of Manchester Road, with the M62 just a stone’s throw away, making access particularly convenient. The Trafford Centre is just 4.3 miles to the north east of Rose Cottage for all your shopping and dining needs, and Partlington Nature Reserve is close by, providing a space to take in nature.
Rose Cottage is also well-connected by train, with Flixton rail station 1.7 miles to the north east and Irlam rail station to the north west, meaning you don’t necessarily need to be driving everywhere.
